Jessica is a doctor who has recently moved to a new practice and is keen to get on to the 'property ladder'. She was not sure how much she could afford to pay, as she had never owned a property before. Jessica opted for 3yr fixed rate mortgage over 25 years because she wanted to be sure of the amount that would be going out of her account in the early years to assist with budgeting. She has decided to keep the purchase price below £250K, as she was advised that there would be no stamp duty to pay, however the property that she selected and could comfortably afford was in fact £175K.

Jessica was also advised that making sure that the payments could be met in the event of illness was of paramount importance, because as a single woman, there would be nobody to pay the mortgage if she were ill and unable to work. This protection certainly gives peace of mind.
